How is the management fee calculated?

As a percentage of gross rents collected, not rents charged. If rent isn't collected, neither is the fee. All plans have a minimum of $125 per unit per month.

What is the $187 setup fee?

A one-time initial property evaluation and setup fee charged at the start of all management plans. It covers the property intake, compliance review, and system setup. No other onboarding fees apply.

What does the tenant guarantee cover?

f a tenant placed by PMP vacates within the guarantee period (6 months on Investor, 12 months on Executive), PMP will cover court costs for uncontested eviction for non-payment of rent.

Do I need both a management plan and an advertising plan?

If your unit is already tenanted, you need a management plan only. If it's vacant or you want PMP to place a new tenant, you need both. Your discovery call will clarify exactly what applies.

Are there any other fees not listed here?

Major repairs (renovations, roofing, furnace replacement) incur a 10% supervision fee on the cost. Additional work outside the agreement is billed at $80/hour. Everything is disclosed before work begins.

Can I cancel my management agreement?

Yes, with 30 days written notice. Early termination (before the 1-year term) results in a fee equal to 3 months of management fees. All funds are returned within 60 days of termination.
